Actually some of the losses have been in <a href="http://www.garyandlana.com/implementation-testing-keys-commercial-real-estate-investors-vault-darin-garman/">the world of real estate</a> too so I know that real estate is NOT immune. Of course it always depends on what side of the fence you are sitting on, right? I mean if I was heavily into stocks I would probably be telling you to be in the stock market now, and so forth.</p>
<p style="text-align: justify;">It is interesting though how many investment sectors have taken on losses AND how many investment sectors have actually gained money on investment over the last year or so.</p>
<p style="text-align: justify;">For example, it is during times like these when the Gold Merchants come out of the woodwork and start selling or even buying Gold. I saw another ad in our local paper about a gold buyer that was in town &#8220;only for a few days&#8221; to buy your unwanted gold jewelry. You can be that these guys are doing well. Plus the are all over the TV, aren&#8217;t they, and those ad dollars are not cheap!<span id="more-877"></span></p>
<p style="text-align: justify;">Knowing this now and realizing where everything is at the mantra for many has become How do we quickly recover from wall streets losses in our regular accounts or retirement accounts?</p>
<p style="text-align: justify;">You see it&#8217;s not only getting you back to even it&#8217;s also starting to make money isn&#8217;t it? The one place where you will be able to recover fast from the Wall Street Mess is Well Located Apartment Properties!</p>
<p style="text-align: justify;">I have been preaching about this for the last year and those that have listened have done extremely well. The good news is that the window of opportunity is still open, in my opinion.</p>
<p style="text-align: justify;">The bottom line is that there will continue to be more demand than supply of well located apartment properties for tenants to live in. There will be pressure on demand. This will increase rents and therefore value. The current economy spells opportunity since even with government home buying assistance the waiting lists at our apartments grow longer every day.</p>
<p style="text-align: justify;">I just got done inspecting almost all of our apartment <strong>property</strong> holdings over the last week and we are looking very good. The really interesting thing is I do not see the demand going down at all &#8211; especially here in the Heartland.</p>
<p style="text-align: justify;">The main reason for the increase in apartment demand here is because of the conservative nature of most people. Right now it is considered among many of our tenants to be risky buying into any kind of real estate until the national economy improves. Locally the economy is doing just fine but that still does not make the news. It&#8217;s the bad news that does. Result? Many tenants are happy to pay a higher rent with no risk than paying a loan payment on a home that can carry some risk.</p>
<p style="text-align: justify;">So what this spells is fast appreciation due to rising income streams and rise in demand due to the higher returns these properties will be producing. The smart investor will look at this area as a source of recovering from the losses they have had on Wall Street. I have been recommending to my top clients to not try to wait it out but to take SOME of that capital and get it into high appreciating and cash flowing apartments that are in locations and areas that tenants like and will be in for a long time.</p>

The other day I sent a survey to my clients asking what topics they&#8217;d like to learn more about and the response was unanimous &#8211; MARKETING. It&#8217;s funny because when we were all busy getting our degrees, certifications and real estate licenses we forgot to take a course on how to market our services. We never learned this stuff! The point of marketing is to generate a never-ending flow of prospects who call you! Who wouldn&#8217;t want that? I have come up with 7 Magic Marketing Tips (or Strategies) for <a href="http://www.garyandlana.com/implementation-testing-keys-commercial-real-estate-investors-vault-darin-garman/">Commercial Real Estate success</a>:</p>
<p style="text-align: justify;">Marketing Tip #1 &#8211; Brand Yourself as an Expert</p>
<p style="text-align: justify;">Most individuals and companies prefer dealing with an expert. List ten ways you can be known as an expert in your niche and than start checking each one off as you accomplish it. Before you know it, you will be the &#8220;expert.&#8221; One of the best ways to be seen as an expert is to be published. Write articles, write newsletters, write a book, write a special report &#8211; just write.</p>
<p style="text-align: justify;">Marketing Tip #2 &#8211; Don&#8217;t be Afraid to Think Outside the Box</p>
<p style="text-align: justify;">Brainstorm ideas with yourself and/or others. <a href="http://www.garyandlana.com/implementation-testing-keys-commercial-real-estate-investors-vault-darin-garman/">Most commercial real estate professionals</a> think alike. Every action step is the same. I have noticed that even though my clients want to try something different, when push comes to shove, no one ever will. Remember, if you want to get a different result, you have to take different action steps. This requires thinking outside the box. Be willing to take risks.</p>
<p style="text-align: justify;">Marketing Tip #3 &#8211; Have a Marketing Calendar<span id="more-873"></span></p>
<p style="text-align: justify;">Each November map out the next calendar year by putting in all the marketing steps you intend to take, the date (s) they will be taken, and the desired results. This can be written on a calendar (best method), entered in a spreadsheet or any other method you choose. The point is, plan ahead in writing and follow through.</p>
<p style="text-align: justify;">Marketing Tip #4 &#8211; Have an Assistant Help Implement the Plan</p>
<p style="text-align: justify;">You cannot possibly do everything yourself. When I work with clients and their marketing calendars we strategize to have as many things as possible be included that the broker does not have to do personally. For example, implement a postcard campaign where your assistant designs and sends a postcard on the second Tuesday of each month. Or, draft a newsletter but have it edited, improved upon, and sent out by somebody else. Perhaps have your assistant invite three people to join you for lunch each Tuesday (including making reservations and confirming each guest). You get the idea, don&#8217;t you?</p>
<p style="text-align: justify;">Marketing Tip # 5 &#8211; Follow Up Regularly</p>
<p style="text-align: justify;">This is a fact: 90% of <a href="http://www.garyandlana.com/implementation-testing-keys-commercial-real-estate-investors-vault-darin-garman/">commercial real estate brokers</a> have poor follow-up. A lack of consistent contact causes valuable relationships to suffer, or even dwindle to the point where somebody else who&#8217;s stayed in contact snatches the business.</p>
<p style="text-align: justify;">Marketing Tip #6 &#8211; Don&#8217;t Confuse Marketing with Sales</p>
<p style="text-align: justify;">Before you can sell your service, you must have a prospect. Before you have a prospect, you must have a lead. Trying to jump from stranger to client isn&#8217;t a fruitful strategy. Instead, implement an effective lead- generating system (Learn how to do this by joining my Commercial Real Estate Success Inner Circle &#8211; watch for the re-launch later next month!). Focus your efforts entirely on generating qualified leads and keep your pipeline full!</p>
<p style="text-align: justify;">Marketing Tip #7 &#8211; Don&#8217;t Give Up Marketing</p>
<p style="text-align: justify;">Give your new marketing campaign a chance to work. Remember it takes five to nine times receiving a message before it kicks in. And, you must continue to stay in contact. If you don&#8217;t &#8211; your competitor will!</p>

<p style="text-align: justify;">If you are like me, you have the same kind of problem and it&#8217;s this.</p>
<p style="text-align: justify;">Knowing what you should do vs. actually doing it.</p>
<p style="text-align: justify;">Take exercise for example, how many of us know we should exercise more and may even have some kind of exercise schedule, but, fail to follow that schedule? I am sure we can all relate to this.</p>
<p style="text-align: justify;">So, when it comes to our <strong>commercial real estate business</strong> we can run into this problem as well. This problem will take two forms. I won&#8217;t spend much time on the first -laziness. A lazy owner, or in this case a lazy <strong>commercial real estate investor</strong> has a lot of issues that will keep them from achieving their actual potential. Point being if you sit around eating chips and watching TV, most of the day your business will suffer. So, I want to focus on something</p>
<p style="text-align: justify;">EVEN WORSE.</p>
<p style="text-align: justify;">What could it be?</p>
<p style="text-align: justify;">Lack of implementation and testing &#8220;what works&#8221; vs. &#8220;what doesn&#8217;t work&#8221; as a result of, as Brian Tracy puts it; &#8220;hardening of the attitudes&#8221;.</p>
<p style="text-align: justify;">You see, you could be a lazy couch potato and never get anything done with your business, or, you could be an active <a href="http://www.garyandlana.com/commercial-real-estate-investment-business/">business</a> owner and STILL never get the results that you have the potential for. Both attitudes are getting you really nowhere in your business.<span id="more-847"></span></p>
<p style="text-align: justify;">Why?</p>
<p style="text-align: justify;">The main reason is resistance to change. Resistance to ideas that could have the possibility to change your business, not only the amount of money you make but also the amount of time you have for the things you really enjoy.</p>
<p style="text-align: justify;">Put it this way, if you completely dismiss something that is new, sounds different, maybe sounds a little bit crazy, you could not only be potentially missing out on thousands of dollars in extra income, you could also be missing out on something that could save you an enormous amount of time. Especially those things that provide very little risk but may fly in the face of Conventional Wisdom.</p>
<p style="text-align: justify;">Take an example from my business. Recorded messages and hotlines.</p>
<p style="text-align: justify;">When I first heard about them, I thought it would be something that someone else might use. For example, a large apartment complex, or a large <strong>property</strong> management company. At first I thought I probably couldn&#8217;t use this type of technology so I quickly dismissed it as a fad.</p>
<p style="text-align: justify;">Well &#8211; it was a good thing that I reevaluated the hotlines again after talking to a friend in a different business and telling me how great they were and how I should be using them. Well, I did use them, a little awkwardly at first, but I did use them.</p>
<p style="text-align: justify;">But like many other things in business, it&#8217;s a matter of trying things out and testing, as it were. Remember that your apartments and <a href="http://www.garyandlana.com/commercial-real-estate-investment-business/">commercial real estate</a> should be approached just like any other business and not not be satisfied with the status quo. That&#8217;s a huge mistake that many investors make, so be sure that you&#8217;re not one of them.</p>
<p style="text-align: justify;">One thing to be sure of when implementing something new like this is measuring results &#8211; or how many units have been rented as a result of testing the new recorded messages and hotlines. If it produces some measure of success, then it&#8217;s a matter of testing different recordings to see if results can be improved.</p>
<p style="text-align: justify;">Look, you don&#8217;t have to be 100% scientific about it. Just do the best you can. It&#8217;s a matter of just getting something implemented, then testing it. If it produces results, great, if not, move on to the next thing. This is true whether you&#8217;re testing a new classified ad, website, or recorded hotlines to build a client list, and ultimately keep your properties full of happy, paying tenants.</p>
<p style="text-align: justify;">The result of all this? More income and more time for yourself&#8230;and your family!</p>
<p style="text-align: justify;">Bottom line? Be open to new things, new techniques for your <strong>commercial real estate investment business</strong>, it will pay off enormously.</p>
