Never before has the role of specialists in the world of real estate been more important. With buyers and sellers requiring more services, the industry has seen an explosion of agents who specialize in either the representation of sellers or buyers. These specialist agents can provide a wealth of services and maintain a complete impartiality during the sales process as there is only one client to concern them.
Historically the sales transaction and the concerns of the buyer were the purview of a single realtor. However, as the industry has progressed so have the needs of each party and so the specialist arose. Buyers have some very particular needs, and specifically the need to feel that their best interests are seen to. Listing agents are representatives of the home’s owner and in that role they have a primary responsibility to that owner. How could they properly look after the needs of an interested buyer as well?

Here the term “Real Estate Investing” and the typical person probably imagines some Herculean figure who has tons of cash, guts, or both. The truth is real estate is blown way out of proportion for some in terms of its sheer mystique. The bottom line is real estate is the number 1 way for the average Joe and Jane to add to their bottom line in a big way.
The first thing you should do is think differently. Instead of looking at someone like Donald Trump and say, “Wow, I can never be as smart as that guy.” Transform your mind to say “What do I need to learn and do to achieve the levels of success in real estate that I deserve!” Don’t be a lemming (that’s what got you in the financial rut in the first place!) by using the same exact words. Three months ago, the “Current Market Conditions” survey showed that overall the U.S. housing market was displaying a rare balance between buyer demand and seller supply for the first time in eight years. The latest quarterly survey shows that equilibrium has been achieved — 41% of real estate agents said more buyers than sellers; 40% said there were more sellers than buyers, and 19% reported a 50-50 balance.
Most notable exceptions are in the Northeast, Chicago metro area, and in the Western states. (See Second Quarter chart.) Home buyers outnumber sellers by considerable margins in Chicago and the West, while sellers outnumber buyers in the Northeast.
Additional proof of a balanced nationwide housing market between buyers and sellers was reported by the National Association of Realtors, which estimated a 6.5 month supply of unsold homes in its May report. An inventory supply of 5.5 to 6.0 months is considered balanced.
