<p style="text-align: justify;">If you are like me, you have the same kind of problem and it&#8217;s this.</p>
<p style="text-align: justify;">Knowing what you should do vs. actually doing it.</p>
<p style="text-align: justify;">Take exercise for example, how many of us know we should exercise more and may even have some kind of exercise schedule, but, fail to follow that schedule? I am sure we can all relate to this.</p>
<p style="text-align: justify;">So, when it comes to our <strong>commercial real estate business</strong> we can run into this problem as well. This problem will take two forms. I won&#8217;t spend much time on the first -laziness. A lazy owner, or in this case a lazy <strong>commercial real estate investor</strong> has a lot of issues that will keep them from achieving their actual potential. Point being if you sit around eating chips and watching TV, most of the day your business will suffer. So, I want to focus on something</p>
<p style="text-align: justify;">EVEN WORSE.</p>
<p style="text-align: justify;">What could it be?</p>
<p style="text-align: justify;">Lack of implementation and testing &#8220;what works&#8221; vs. &#8220;what doesn&#8217;t work&#8221; as a result of, as Brian Tracy puts it; &#8220;hardening of the attitudes&#8221;.</p>
<p style="text-align: justify;">You see, you could be a lazy couch potato and never get anything done with your business, or, you could be an active <a href="http://www.garyandlana.com/commercial-real-estate-investment-business/">business</a> owner and STILL never get the results that you have the potential for. Both attitudes are getting you really nowhere in your business.<span id="more-847"></span></p>
<p style="text-align: justify;">Why?</p>
<p style="text-align: justify;">The main reason is resistance to change. Resistance to ideas that could have the possibility to change your business, not only the amount of money you make but also the amount of time you have for the things you really enjoy.</p>
<p style="text-align: justify;">Put it this way, if you completely dismiss something that is new, sounds different, maybe sounds a little bit crazy, you could not only be potentially missing out on thousands of dollars in extra income, you could also be missing out on something that could save you an enormous amount of time. Especially those things that provide very little risk but may fly in the face of Conventional Wisdom.</p>
<p style="text-align: justify;">Take an example from my business. Recorded messages and hotlines.</p>
<p style="text-align: justify;">When I first heard about them, I thought it would be something that someone else might use. For example, a large apartment complex, or a large <strong>property</strong> management company. At first I thought I probably couldn&#8217;t use this type of technology so I quickly dismissed it as a fad.</p>
<p style="text-align: justify;">Well &#8211; it was a good thing that I reevaluated the hotlines again after talking to a friend in a different business and telling me how great they were and how I should be using them. Well, I did use them, a little awkwardly at first, but I did use them.</p>
<p style="text-align: justify;">But like many other things in business, it&#8217;s a matter of trying things out and testing, as it were. Remember that your apartments and <a href="http://www.garyandlana.com/commercial-real-estate-investment-business/">commercial real estate</a> should be approached just like any other business and not not be satisfied with the status quo. That&#8217;s a huge mistake that many investors make, so be sure that you&#8217;re not one of them.</p>
<p style="text-align: justify;">One thing to be sure of when implementing something new like this is measuring results &#8211; or how many units have been rented as a result of testing the new recorded messages and hotlines. If it produces some measure of success, then it&#8217;s a matter of testing different recordings to see if results can be improved.</p>
<p style="text-align: justify;">Look, you don&#8217;t have to be 100% scientific about it. Just do the best you can. It&#8217;s a matter of just getting something implemented, then testing it. If it produces results, great, if not, move on to the next thing. This is true whether you&#8217;re testing a new classified ad, website, or recorded hotlines to build a client list, and ultimately keep your properties full of happy, paying tenants.</p>
<p style="text-align: justify;">The result of all this? More income and more time for yourself&#8230;and your family!</p>
<p style="text-align: justify;">Bottom line? Be open to new things, new techniques for your <strong>commercial real estate investment business</strong>, it will pay off enormously.</p>

			<content:encoded><![CDATA[<p style="text-align: justify;">What is in common between <strong>commercial real estate <strong>property</strong> investing</strong> and Samuel Morse the man who invented the Telegraph? More often than not, it is how well you handle perseverance and your ability to hold focus to your ideas.</p>
<p style="text-align: justify;">Morse was an <a href="http://www.garyandlana.com/tag/canadian-travel-health-insurance/">American inventor</a> who is best known for his work in making a successful telegraph. Morse was born in Charles Town Massachusetts graduating from Yale in 1810. He went to London and studied painting there under Benjamin West. He had an inventive mind and developed an intense interest in electricity. The idea of the telegraph occurred to Morse during a dinner discussion at sea in 1832. Soon it became his main interest.<span id="more-844"></span></p>
<p style="text-align: justify;">By 1835 he had set up a successful telegraph line in his room. After three years of further work he felt confident enough to ask the help of Congress. He asked for money to build a telegraph line long enough to prove that the idea was of practical use. Congress refused. Years of disappointment followed. Morse made trips to England and France, but could not find any support for the telegraph.</p>
<p style="text-align: justify;">In 1843 he again asked for the aid from Congress. No action was taken for many months. Morse went home in despair. The next morning he discovered that Congress had voted on his bill in the last hour of the session. The bill was passed just before midnight. Morse was given $30,000 to build a telegraph line from Baltimore to Washington.</p>
<p style="text-align: justify;">He turned to the construction of his line. It ran from the United States Supreme Court room to the city of Baltimore. On May 24, 1844 Morse stood among a large group of spectators and tapped out his famous message, &#8220;What hath God wrought?&#8221; The telegraph was a complete success, thus making Morse famous overnight! Morse was given awards and decorations by his own country and by the main principles of Europe. A group of European nations gave him a cash gift of $400,000 francs.</p>
<p style="text-align: justify;">Morse also invented the Morse code by which telegrams are sent. The &#8220;just&#8221; of this story as it pertains to your perseverance into the world of commercial real estate investing is this. Ideas come from a single thought, a vision in your imagination. It took Morse twelve years of the word &#8220;no&#8221; from Congress. But, through perseverance he accomplished what he set out to do. If your goal is to venture into the world of commercial real estate then pick out one niche (example apartment complexes) persevere and go after it!</p>

<p>Over the recent months, we have heard a lot of talk about the <strong>Real Estate Market</strong> and lending market. Although there has been a lot of talk about how people are losing their current homes, or unable to qualify for <strong>loans</strong> to purchase a home of their choice. We have no heard a lot of talk about the <strong>Commercial Real Estate</strong> side of things. The reality of it is, investors are taking a beating in this market as well.</p>
<p>With the issue arising with sub prime <strong>loans</strong>, and the crash of the mortgage market not only are families and individuals suffering, investors are seeing that business is taking a turn for the worse. For many investors, investing in <a href="http://www.garyandlana.com/commercial-real-estate-investment-business/">commercial <strong>property</strong></a> is how they make a living. The cold hard truth is, these lenders who cannot fund individuals, cannot find the investors either. Simply because the have NO money to lend. They don&#8217;t have money to lend to the builders to start and even in some cases finish their new projects, leaving less of an inventory to the investor. The banks don&#8217;t have the money to lend the investor to purchase <strong>property</strong> that is already out there on the market.<span id="more-841"></span></p>
<p>This current downfall has also caused hardship for those investors who currently own buildings, especially apartment buildings. Office spaces are becoming vacant more frequently, with more and more businesses being forced to close. Apartment owners are really suffering. A lot of the tenants that are renting from them, are becoming unemployed, and in turn not able to pay their rent. Prospective tenants are turning away because they simply cannot afford the asking price of the rent. This often leaves the landlord having to lower the rent price, far below market value simply so they do not have a unit just sitting empty for weeks and in most cases months.</p>
<p>Just like with any downfall in an industry, this has caused a chain reaction. Investors are hurting, as well as builders and contractors. Experts on the subject have said this is the biggest downturn in commercial real estate since the early 90&#8217;s.</p>
<p>The construction business is taking a bad fall also. People who work in this industry, are losing their jobs at rapid rates, because there just isn&#8217;t any work to be done. Investors are losing a lot of confidence in this, because they are not seeing a light at the end of the tunnel. They is no inventory to purchase, causing them to simply give up on looking. Investors work smart and know if a <strong>property</strong> is going to be a good enough investment of their time and money. There just isn&#8217;t anything out there that seems to be worth anything to these investors.</p>
<p>This is said to also cause a stress on the lenders, because in some cases they are being forced to extend current <strong>loans</strong>, so that they don&#8217;t go unpaid causing the loan to go into default, in turn causing the banks to lose even more money.</p>
<p>This current problem isn&#8217;t looking to get better anytime soon, unless the economy itself miraculously turns around for the better.</p>

<p style="text-align: justify;">The story goes something like this: Two people are camping in the woods. While they are camping in the woods you hear a noise, kind of sounds like a bear, a boy tells his friend: &#8220;Hey, if we are visited by an angry and hungry bear is better than tennis shoes on in case we have need to outrun a bear. &#8220;To which his friend says -&#8221; Good point, but remember, do not have to worry about outrunning the bear, the only thing to worry about is outrunning you. &#8220;</p>
<p style="text-align: justify;">This story is the point of this article later. It has really to do with the competition and how you can crush the competition. What I found is that in marketing (and the way business is done in this case) do not need to be good or the presence of a Nike or Coca-Cola &#8211; you just have to be better than the Other Guy / person. No need to reinvent the wheel or spend countless strategy sessions on <a href="http://www.garyandlana.com/flipping-properties/">business planning and marketing</a> that focuses on the resumption of business.</p>
<p style="text-align: justify;">No matter how good you will never get all the business.<br />

Do not take this the wrong way. I am not saying that you can be a slouch and still try to get great results. What I am saying is that you need to be just a little &#8216;better than the other guy, that’s it.</p>
<p style="text-align: justify;">Far sometimes I work with <a href="http://www.garyandlana.com/flipping-properties/">commercial real estate investors</a> who are in a hurry to act and to advertise as a great institution. Right Here Right Now you need to get rid of this mentality. Be aware that they have no time or money to buy large quantities of market share and that most institutional advertising is a waste.</p>
<p style="text-align: justify;">Let me give an example, if I run radio ads twelve o&#8217;clock one day in my marketplace advertise my services, I am spending a lot of time and waste a lot of advertising dollars for people who can not ever as clients or customers. It can be argued that over time, these wastes can be justified and in some cases, I would agree with you, but only if you have a budget allocated for the marketing of the brand they eat million per month.</p>
<p style="text-align: justify;">But, marketing, as you have a bottomless budget, you can put in the poor house faster than you might think.</p>
<p style="text-align: justify;">As long as you remember that she, like a racehorse, they need only be a nose better than the competition will not only save you a lot of money and time will be even more commanding market share at the same time.</p>

<p style="text-align: justify;">Have an open mind and rest a little &#8216;easier to know things that will contribute enormously to implement your business. Not that you can be lazy, but I know that if you market your services just a little &#8216;better than your competition you win.</p>
<p style="text-align: justify;">When it comes to marketing properties, you need to know a huge secret. Only a few, but when you discover how easy and simple share this secret and that will be your way of intelligent marketing. Here it is: You need to be a bit &#8216;better than the competitor, that&#8217;s it! N. enormous progress, not reinvent the wheel, just to be better &#8211; a bit &#8216;- which is all you really need to do.</p>
<p style="text-align: justify;">Yes, there will be tedious work involved such as assessing the competition, their strengths, and their weaknesses. Do not make the mistake of basing any business decisions on what the competition does, that is, doing exactly what they do. I will talk more in another article. Suffice to say, is not so difficult to assess and to be better than other &#8211; it is easier than you think.</p>
<p style="text-align: justify;">Remember, the horse that wins by a nose usually get at least double or triple the prize money the horse second. And remember &#8211; with a nose!</p>
